General Information

Golf Village Living without CDD fees. The Villages at Cypress Creek is a 1,600-acre golf course community that blends residential and nearby businesses and parks to enhance the value of your home. Within the Villages at Cypress Creek, Miller Family Homes and William Ryan Homes, the developers and residential builders, offer a collection of villages that features new homes, professional offices and community shopping. Each village surrounds the semi-private golf course and 640-acre nature preserve.

MPOA

The Villages at Cypress Creek Master Property Owners Association includes residential, commercial (retail, offices, hotel/motel, restaurants, ACLF and nursing homes) and recreational golf course properties. The annual fee is $188.95 per unit or lot, as low as any fee in the Tampa Bay area. The Sub association fee for the La Paloma subdivision is $230.00 annually. The Subdivision of Villa d’Este has a swim club containing a 1,500 Sq. Ft. pool and an adjoining pavilion. The annual fee for the Villa d’Este Association is $900 per year.

The Preserve and Golf Course

In the center of the community is an approximate 640 acres nature preserve, which is deeded to the MPOA in perpetuity. The nature preserve is surrounded by a 18-hole Championship golf course, which is operated as a semi-private golf course. It is classified as semi-private and members can join on an annual basis or the public can play on a daily basis. The golf course has a 10,000 square foot clubhouse which is open to both members and the public for lunch and dinners.

Shopping

Throughout the community there are various offices of professionals (ie. doctors, lawyers and a veterinarian) and two shopping centers. The community includes 2 shopping centers. The largest is The Cypress Village Shopping Center and is owned by Saglo Development, one of the nation's largest shopping center owners. It was completely renovated in 2008. It is anchored by Home Depot and Bealls Department store. The center includes offices of various professionals (ie. Doctors, lawyers, and a veterinarian). The second shopping center is the South Bay Plaza, anchored by Davita Medical Group, JSA Medical Group and The Eye Associates

Water Conservation and Restrictions

Hillsborough County complies with water restrictions set by the Southwest Florida Water Management District. The restrictions are for a variety of outdoor water uses, including lawn irrigation, pressure washing, car washing, decorative fountains, and others. These restrictions are in effect year-round.

Solid Waste Management

Hillsborough County offers automated collection of garbage and recyclables. Automated collection is a system where garbage and recycling containers are emptied using a mechanical arm on the collection vehicle, instead of workers lifting cans and bins by hand. It's a better method of collection that is cleaner and neater for neighborhoods, greener for the environment, and safer for the service providers. Design Review Committee (DRC) Guidelines

Design Guidelines have been prepared to assist architects, builders, engineers, and owners in design and construction of dwelling units and construction of additions or alterations in The Villages at Cypress Creek. The purpose of these Guidelines and the DRC is as follows:


A. To promote and attain the highest quality of development in design, materials and construction; and,

B. To insure compatibility and harmony with the land, the Golf Course, adjacent properties, and with the purpose and intent of the Declaration of Covenants, Conditions, and Restrictions for The Villages at Cypress Creek.

These Design Guidelines shall form the basis and criteria for evaluation of plans and specifications submitted for review and approval to the DRC. These Guidelines are not established to prevent imaginative or creative design, but to ensure that residences constructed by an Owner or Builder/Contractor will not be damaged or devalued by the incompatible design of a neighbor. The Design Review Committee shall endeavor to ensure compatibility and harmony of exterior colors, materials and general design quality, and to promote sensitivity of proposed improvements to natural features of the land, the Golf Course and to neighboring structures and improvements. The Guidelines are intended to serve for the life of the project and accordingly may be amended by the Design Review Committee from time to time.

The goal of these Guidelines is to ensure development of a consistently high quality, thereby protecting and enhancing the investment and property values of all owners and residents within The Villages at Cypress Creek.

These Design Guidelines do not supersede but rather supplement the Declaration of Covenants, Conditions, and Restrictions (Declaration) and any other regulations of Hillsborough County which may be in effect. Where the Design Guidelines and Declaration are more stringent than Hillsborough County Regulations, the most stringent regulations shall apply.

Critter Adoption and Rescue Effort (C.A.R.E.): 1528 27th Street SE Ruskin 645.2273. A no-kill animal shelter that finds homes for cats and dogs, and offers discount spay and neuter services to low-income families.
